Flat Roof Features and Design
Flat roofs are horizontal roofing with a very slight inclination (usually 10 degrees, or less). Flat roofs can be constructed from a variety of materials and substances, including asphalt built up roofing (BUR), modified bitumen (torched down) Hypalon, PVC, TPO, and EPDM synthetic rubber. They can offer a coated surface, or a mineral (slate), surface.
Flat roofs are have been widely used in modern architecture, and are long lasting, cost effective, and are suitable for residential buildings, as well as industrial or commercial types of projects. Available with up to twenty year warranties, flat roofs are available in different styles and colors.
Maintenance & Assesment on Flat Roofs
The life expectancy of a flat roof is relative to the amount of maintenance it receives. Depending upon the initial construction, competence of the installer, and the type of materials used, warranties can range from twelve to twenty years.
All flat roofs should receive an inspection at least once a year, and should be maintained regularly:
- Keeping roof drains clean and debris free, so that clogging won’t prevent water from being drained, causing an overload of weight.
- Preservation of roof coating, which prevents degradation by the sun and provides a water-tight membrane. This is especially important if you have a concrete flat roof.
- Prevention of water leakage. Approximately 90% of all flat roof leaks are caused by insufficient maintenance of flashings.
- If you are unsure as to whether or not your flat roof is in need of repair or even replacement, an Expert From Raneri and Long can help you out with advice – send us and email or call and we’ll steer you down the correct and safe path.
